Resurface and Repairs

Most driveways and parking lot surfaces being overlaid need some repairs before the new layer of asphalt is installed. Not all problem areas need the same repairs, older surfaces usually need more attention. Repairs are not always for cosmetics, potholes pose a trip & fall hazard which can result in an injury, potholes are ugly, but not as ugly as a lawsuit.

Depending on the condition and severity a total rip out down to base with the replacement of base rock may be required. Be sure to address a problem sooner than later because letting a simple crack go unattended can lead to a very big and costly repair.

Asphalt Overlays

An overlay can extend the lifespan of a surface by several years. Instead of completely redoing an entire area, we can add new pavement on top. An asphalt overlay is another form of asphalt maintenance before the surface is too far gone and needs to be totally ripped out and replaced. A liquid asphalt tack coat is applied to the old surface to bond the asphalt layers together and help waterproof the original blacktop surface. Not all paving contractors believe in being this thorough.

How Long Will Asphalt Last

Asphalt's useful lifespan varies, depending on multiple conditions. Nevertheless, in general, an asphalt overlay can last between 8 and 15 years. To help your asphalt driveway or parking lot overlay last as long as possible, you will want to invest in routine maintenance.
